Long-term environmental
view with clever solutions
Those of us involved in creating the Waterfront Building understood
at an early stage that current environmental issues would need to have
a central role throughout the whole project. A large number of different
standards and certifications already exist and others are being developed.
We follow an environmental programme for the demolition and new construction
based on life-cycle costs, which means that we take the entire life-cycle
of the building into consideration. This building, which is newly constructed,
will meet very stringent environmental requirements, based on a holistic
philosophy in regard to the environment.
‘Environmental’ for us means being resource and energy efficient
from the demolition of the existing building, through the construction
and tenanting of the new building, until the building can be altered
to meet future tenant requirements without any major environmental impact.
In practice, this involves a whole range of issues such as, how building
waste/garbage is handled, creating of bicycle parking, energy efficiency,
system for managing future tenant adaptations, sorting demolition waste
materials at the source, logistics during construction, etc.
The property
has a common recycling & garbage center which is shared
with the hotel/congress centre in order to be as efficient as possible.
Building waste/garbage is sorted into its different material types and
then compressed. Storage and removal is carried out using a container
system. The restaurant has a separate system in view of the more stringent
requirements for food waste management
In recent years we have noticed increased requirements from tenants,
and society in general, with respect to reducing energy consumption.
In order to meet these demands, we have designed an efficient system
for cooling the property with the help of water from the nearby Klara
canal. We have also developed a control system for the electricity and
ventilation systems. Each floor of the building can individually be shut
down after normal office hours and still be on "standby" for
full operation during weekends.
In conclusion, we would like to emphasise
that the property will be classified as a "green building" and
beat the requirements for a modern property. |
